5 Ways to Successfully Protest Your Home’s Tax Value
The Bexar Appraisal District recently released property values across the county. Are you happy with your new value? Many homeowners across San Antonio saw their preliminary value - and their tax liability - go up this year. Were you one of them?
Texas Tax code gives homeowners the ability to protest their value and potentially lower their tax burden.
Here are 5 steps for protesting your tax value to successfully lower your tax bill when it is officially issued in October of this year:
Review your value notice. Find the protest information on the notice which establishes a time and date for you to appear.
Get information from a REALTOR regarding the market value of your home. A REALTOR will have up-to-date information that can give you an upper hand in negotiations with the appraisal district. Need market the market value of your home? Call me at 210.379.7290.
Take pictures of any significant damages or items in need of repair in your home. If you have any bids from licensed repairmen that provide the cost to have the work done, gather them and build a file.
Appear at the appraisal district at your scheduled time. You will be escorted to room full of district representatives where you can make your case for a lower value. Be polite, respectful and try to build rapport with the representative. This will help your case. Leave anger and frustration out of this meeting because it will not help.
Agree to a lowered value and sign an agreement OR agree to appear before an appraisal review board (a panel of three judges hired by the county). In my experience, cutting a deal with the district representative will save you time and headache - it is even harder to achieve your desired results in front of a review board. Unless you have a really good case with lots of great data proving your value is too high, you most likely will not win.
