Tips for Buying Land and Items to Consider

With the real estate market being super competitive, many buyers are electing to buy land to build on. Let’s discuss some items to consider when buying property.

1)  First, you should define what type of property you are looking for.

a.  Are you buying land for agricultural use? Land that can be used for cattle or crops?

b.  Are you buying land to hunt on, or for recreational purposes?

c.  Are you buying land to build a home on?

2)  Things to consider:

a.  What size/acreage of property do you need?

b.  Is there an HOA?

c.  What are the building restrictions?

d.  Are there any current structures on the property?

e.  Is the property in a flood zone?

f.  Does the property currently have an ag exemption?

g.  Are utilities set up? Will you need to install a well and septic?

h.  Is there an existing survey?

3)  Depending on your purpose for the land, take into consideration the terrain, wildlife, soil, elevation, and vegetation.

4)  Financing. How will you be purchasing the property?
